Oak Hammock (Jacksonville, Florida)

Oak Hammock Apartments is a 155 unit JAXHA PBV contract property located in Jacksonville, Florida. The property is comprised of five 2-story and nine 3-story garden style walk up apartment buildings. Of the 155 units, there are 113 two-bedroom units and 42 three-bedroom units. Property amenities include substantial on-site parking, new playground fixtures, on-site laundry facility as well as in unit laundry machines and a community gazebo.

Omni Affordable Florida, LLC an affiliate of SBV, acquired Oak Hammock Apartments in October 2021. OAF closed on the syndication of Oak Hammock Apartments in July 2023 and has begun renovations on the project in August 2023. Financing of Oak Hammock includes $18 million in Freddie TEL loan proceeds and $14 million in 4.00% Low Income Housing Tax Credit ("LIHTC") equity. The project will be subject to regulation in accordance with the LIHTC program regulations and will maintain affordability.
