The Partners of SBV, while Managing Members of Omni New York, won a highly competitive NYC Economic Development Corporation RFP to develop a signature 450,000 square-foot, mixed-use, mixed-income development with 387 residential units, 68,000 sf of retail for a supermarket and other retail, and 15,000 sf of community facility space. The project set aside 50% of the units for families/individuals with incomes between 40% and 60% of AMI, and 50% of the units to serve people with incomes between 80% to 130% of AMI. Construction financing for the project was provided by HPD, HDC and Bank of New York Mellon.

Construction was completed in June 2021 with a TDC of $208 million. This LEED Gold building includes a co-generation plant, PV panels and battery storage, as well as two-levels of parking including one level dedicated to the NYC Police Department. SBV’s long-standing commitment to a high level of sustainability, track record for transformative affordable housing projects, and creative approach to community facility and commercial uses, were key factors in winning the RFP.
